Brittany Hills Subdivision Project

Project Overview

The Brittany Hills Subdivision Infrastructure Improvements project includes comprehensive roadway, sidewalk, curb, storm sewer, and pedestrian safety upgrades throughout the subdivision. Improvements are designed to extend the service life of existing infrastructure, enhance safety and accessibility, and improve overall travel conditions for residents, pedestrians, and cyclists.

Why this Project is Needed

The existing roadway, sidewalk, curb, and storm sewer infrastructure within the Brittany Hills subdivision has deteriorated over time. Pavement failures, aging storm sewer pipes, and non-compliant pedestrian facilities necessitated rehabilitation to improve safety, durability, drainage performance, and accessibility. The project also addresses gaps in pedestrian connectivity identified through safety studies.

Scope of Work

Major components of the project include:

  • Roadway Rehabilitation
    • Full-Depth Reclamation (FDR) to reconstruct the roadway base using recycled existing materials stabilized with cement
    • Asphalt pavement resurfacing on subdivision courts and cul-de-sacs
  • Storm Sewer Improvements
    • Televised inspection of the existing storm sewer system
    • Replacement or lining of damaged storm sewer pipes to extend the system's lifespan
  • Sidewalk and Curb Improvements
    • Removal and replacement of damaged or non-compliant sidewalk and curb sections
    • Spot curb repairs throughout the project area
  • Pedestrian Safety Enhancements
    • New pedestrian path crossing at Sleepy Hollow Road and Highmeadow Lane
    • High-visibility crosswalk markings
    • Push-button-activated flashing signage
    • ADA-compliant sidewalk ramp upgrades throughout the subdivision

Anticipated Timeline

Construction began in early June and is nearing completion. Major milestones include:

  • Early June: Erosion control and traffic control setup (complete)
  • Mid-June – Early July: Stage 1 curb, sidewalk, and apron replacements (complete)
  • Early July – Late July: Stage 2 curb, sidewalk, and apron replacements (complete)
  • Mid-June – Early August: Storm sewer replacements and water valve installations (complete)
  • Early August – Late August: Pavement removal, base stabilization, and asphalt binder placement (complete)
  • Early September – Early October: Concrete punch list and asphalt surface paving (complete)
  • Mid-October – Late October: Pavement striping and final punch list (ongoing)

This schedule is subject to change based on weather and field conditions.

Impact During Construction

Residents may experience temporary lane closures, parking restrictions, noise, vibration, and limited access to driveways during active construction. Access to homes will be maintained whenever possible, and advance notice will be provided for significant impacts. Traffic control measures are in place to ensure safety for residents, pedestrians, and contractors.
